How do you tell what kind of flat roof you have?

The coating decision starts with the surface you’re coating, not the product on the shelf. If you have the original permit, invoice or warranty, the roof type is written there. If not, these clues get most homeowners to the right answer:

RoofWhat it looks and feels like
Modified bitumenRolls about 3 ft wide with overlapping seams where a little asphalt squeezed out; usually granule-covered, sometimes smooth
Built-up (BUR)Thick, layered black roof with gravel embedded in it, or smooth black or silver with no visible seams
Rolled roofingThin, shingle-like mineral strips about 3 ft wide, often nailed, common on porches and additions
EPDMMatte black rubber that feels like an inner tube, with taped or glued seams
TPOSmooth white, gray or tan plastic-feeling sheet with heat-welded seams
PVCLooks very much like TPO; often only paperwork tells them apart
Spray foam (SPF)Seamless, orange-peel texture, slightly springy; tan or yellow foam where the coating is worn
MetalStanding-seam or ribbed panels at a low pitch
Already coated, acrylicHard, paint-like white film that chalks onto your fingers
Already coated, siliconeRubbery, water-beading, often grayish; tape and caulk barely stick

If two answers seem possible, as with TPO and PVC or silicone and acrylic, choose the coating that’s approved on both, or get a roofer to confirm.

Which coatings work on which roofs?

This table summarizes manufacturer data sheets and installation guides from Henry, GAF, Johns Manville, APOC, Karnak, IKO, Gaco, American WeatherStar and Mule-Hide. Good means a common, approved match. Primer/prep means it works with the right primer or cleaner. Caution means approvals or practice vary, so you need the specific product’s written approval. No means don’t.

Urethane and SEBS are mostly contractor-applied systems. For a homeowner, the realistic choices are usually silicone, acrylic, fibered aluminum or asphalt emulsion.

What should you know about asphalt roofs?

Modified bitumen, built-up and roll roofing are all asphalt, and asphalt is the most forgiving surface to coat. Three details trip people up:

  • Bleed-through. Oils in fresh asphalt can migrate up and stain a white coating. Bleed-blocking primers exist for this reason, and GAF and Henry’s pro line both call for one under silicone on asphalt roofs.
  • Weathering time. New asphalt and fresh roof-cement patches need time before coating. Henry says 30 days over its wet patch; APOC wants a full summer season under its acrylic.
  • Gravel and coal tar. Loose and embedded gravel must come off before most coatings, and Henry’s acrylic and aluminum labels exclude gravel roofs. Some older “tar and gravel” roofs are coal-tar pitch, not asphalt, and asphalt cements like GAF’s Matrix 203 must not be used on coal-tar surfaces. Have an older built-up roof identified before buying anything.

Granulated cap sheets are the easiest of the asphalt surfaces. Henry lists mineral-surfaced roofing as needing no primer under its acrylic, but it soaks up more coating, about 2–3 gallons per 100 sq ft.

Why can’t asphalt products go on rubber or plastic roofs?

GAF’s technical bulletin on compatibility explains it: oils from asphalt can migrate into rubber like EPDM, making it soften, swell and distort. Plasticizers can also migrate the other way, out of plastic roofing into asphalt, softening both. That’s why Henry’s wet patch, asphalt emulsion and fibered aluminum labels all exclude rubber and PVC sheet roofs.

TPO has its own reason. Its repairs are heat-welded, and GAF says membrane contaminated with asphalt or grease should be removed and replaced rather than welded. A tub of roof cement on a TPO roof can turn a small repair into a section replacement.

Why is a silicone-coated roof a one-way street?

Cured silicone has a surface very little will bond to. Roofing manufacturer Polyglass sums it up: “The only thing that sticks to silicone is silicone.” Silicone does bond to clean silicone without a primer, so recoating is straightforward. But every future repair and recoat has to be silicone too, including the emergency patch you grab during a storm.

That’s the main reason to think twice before putting silicone on a roof that drains well. Acrylic keeps both doors open; silicone closes one.

What about EPDM, TPO and PVC?

Single-ply membranes are smooth by design, which makes them harder to coat:

  • EPDM: silicone is the common match. Johns Manville approves only silicone on EPDM, and Henry’s 887 lists EPDM. Expect an EPDM cleaner and often a primer. Many acrylics, including Henry 587, exclude rubber, so use an acrylic only if its data sheet names EPDM.
  • TPO: both acrylic and silicone can work over a single-ply primer. Primer matters most on newer membrane, and JM wants single-ply roofs at least a year old.
  • PVC: approvals genuinely split. JM approves acrylic but not silicone on PVC; Henry and GAF list PVC for their silicones. Use a product that names PVC and run an adhesion test.

Coating a single-ply roof that’s still under a manufacturer’s warranty can affect that warranty, so read it or call the manufacturer first.

How do you confirm before you buy?

  1. Read the data sheet, not just the pail. Look for an approved-substrates list, a not-recommended list, and the primer it specifies for your surface.
  2. Check drainage. Acrylic and fibered aluminum are not for areas that pond. If water stands 48 hours after rain, you need silicone or a drainage fix (see ponding water).
  3. Run an adhesion test. Clean a few small spots, apply the primer or coating, embed a strip of polyester fabric, let it cure, and pull with a fish scale. JM and Henry both use about 2 pounds per inch of width as the passing mark.
  4. Think about the next coat. Whatever you put on now decides what can go over it in 10 or 15 years.

Safety: identifying a roof means walking it. Stay back from edges and skylights, avoid wet or freshly coated surfaces, and don’t cut into the field of the membrane to see what’s underneath. Look at edges, seams and the paperwork instead.

Silicone roof coating · $230–$330

HenryHenry 887 Tropi-Cool 100% Silicone White Roof Coating

Chemistry
Silicone
Size
4.75 gal
Coverage
About 320 sq ft per 4.75-gal pail at Henry's rate of 1.5 gal per 100 sq ft (22 dry mils minimum)
  • Mod bit
  • Built-up
  • Rolled
  • Metal
  • Spray foam
  • Silicone-coated
  • Acrylic-coated

The silicone most homeowners can actually find on a store shelf: bright white, tolerates standing water better than acrylic, and rain-safe minutes after it goes on. Buy enough to hit the full thickness, because a thin silicone coat is money wasted.

Read the fine print: Once a roof is silicone, only silicone sticks to it later. No acrylic, asphalt cement or most tapes over it. Henry calls for a test area on asphalt roofs to check bleed-through and adhesion, and it's not for shingles. An opened pail starts curing from the humidity in the air, so don't plan on saving leftovers.

Best for: Recoating a sound mod-bit, built-up, metal or foam roof with long-lasting white silicone

A budget-friendly, water-based white coating for roofs that drain well. Cleanup is soap and water, and you can recoat it with acrylic again in a few years, which is why many homeowners start here.

Read the fine print: Acrylics need a dry, warm window to cure. Rain or heavy dew on a fresh coat can wash it off. Acrylic won't bond to silicone, and on asphalt surfaces brown staining can bleed through unless you prime.

The classic silver coat for asphalt roofs: fibered asphalt loaded with aluminum flake that reflects sun and shields the membrane from UV. It costs less than white elastomerics and gets along with the asphalt underneath.

Read the fine print: Apply it only to a dry roof. Henry says no rain or dew within 24–48 hours, and a damp surface turns it brown. It's asphalt-based, so a future white acrylic or silicone recoat will need a thorough cleaning and usually a primer. Stir it well, because the aluminum settles.

Liquid EPDM rubber coating · $400–$600

Liquid Roof (EPDM Coatings)Liquid Roof Liquid EPDM Roof Coating

Chemistry
Other
Size
5 gal
  • EPDM
  • Metal

A true liquid EPDM, which makes it the natural recoat for an aging rubber roof where acrylic and asphalt products don't belong. It's best known for RVs but also goes on small low-slope EPDM roofs.

Read the fine print: It comes with a catalyst you stir in, and once it's mixed the clock is running, so plan the whole job before you open it. Solvent fumes are strong; follow the maker's ventilation and temperature limits. It's pricey per square foot, so it makes the most sense on small roofs and repairs.

Best for: Recoating or repairing a small EPDM rubber roof

Asphalt bleed-blocking primer · $100–$300 (depends on pail size)

Tropical Roofing Products (TRP)TRP #996 Eterna-SIL Premium Bleed Blocker

  • Mod bit
  • Built-up
  • Rolled

A primer that seals asphalt surfaces so brown oils don't stain up through a white silicone topcoat. TRP is a Florida coatings maker, and this is a step pros don't skip on older mod-bit and asphalt-patched roofs.

Read the fine print: Use it with the silicone system it's designed for, and wait the maker's dry time before topcoating. Fresh asphalt cement and wet-patch repairs still need to cure before you prime over them.

Best for: Priming mod-bit, built-up or asphalt-patched roofs before silicone

Frequently asked questions

Can I put silicone coating on an EPDM rubber roof?

Yes, it's the most widely approved coating for EPDM. Scrub the rubber with an EPDM cleaner, prime if the coating maker calls for it, and run an adhesion test. Many acrylics exclude rubber roofs, and asphalt products should never go on EPDM.

Can I use an elastomeric acrylic on a TPO roof?

Some systems allow it over a single-ply primer, and Johns Manville wants the TPO at least a year old first. Use only an acrylic whose data sheet names TPO, and check whether coating affects your membrane warranty.

What can I put over an old silicone roof coating?

Only more silicone. Clean it thoroughly and test adhesion first. Acrylic, urethane, asphalt and aluminum coatings will not bond to cured silicone, and Henry's fibered aluminum label specifically excludes silicone-coated roofs.

How do I know if my roof was coated with silicone or acrylic?

Check your invoice or ask the installer first. Weathered acrylic is a harder, paint-like film that leaves white chalk on your fingers. Silicone feels rubbery, beads water strongly, often looks gray from trapped dirt, and tape barely sticks to it. If you're unsure, treat it as silicone and test before coating.

Is fibered aluminum coating good for a flat roof?

On a smooth asphalt or metal roof that drains well, it's a traditional, easy option. Don't use it where water ponds, over gravel, or on rubber, PVC, spray foam or silicone-coated roofs; Henry's label excludes all of those.
