Step-by-step
What you'll need
- Ladder with 3 ft extension above the roof edge
- Phone camera
- Tape measure or ruler
- Work gloves
- Garden hose
- Bucket for debris
-
Wait 48 hours and look again
Water that drains within two days is normal. Water still there after 48 hours of drying weather is ponding. Photograph it and note the date.
-
Map and measure the ponds
From a safe spot, photograph each pond and estimate its size. A ruler at the deepest point gives depth. Dirt rings and debris lines mark where water sits even when the roof is dry.
-
Clear every drain, scupper and gutter
Remove leaves and debris from drain strainers, scupper openings, gutters and downspouts. Run a hose into each to confirm water flows freely out the other end.
-
Look for the cause
Note whether ponds sit near drains (drain set too high), in the middle of spans (deck sag), around rooftop equipment (added weight or crushed insulation) or along a parapet (no outlet).
-
Get a roofer's diagnosis and a written fix
Ask a licensed roofer to confirm the cause and propose a fix: spot build-up, tapered insulation or crickets, added drains or scuppers, or deck repair. Ask whether the work needs a permit.
-
Protect the roof until the fix is done
Keep drains clear, stay off soft spots and ask whether a ponding-tolerant coating makes sense as a stopgap. A coating does not create slope, so the drainage problem still needs fixing.
When is standing water actually a problem?
Every flat roof holds a little water right after a storm. The question is how long it stays. The Florida Building Code describes positive drainage as a roof that clears within 48 hours of rain, and roofing industry guidance (including the Florida Roofing and Sheet Metal Contractors Association, FRSA) uses the same line to define ponding. If you can still see water two days after the last storm, in dry weather, you have ponding.
Why it matters:
- Weight. Water weighs about 62.4 lb per cubic foot, so every inch of depth adds roughly 5.2 lb per square foot. A 10-by-10-foot pond two inches deep is over 1,000 lb sitting on one spot of the deck.
- Wear. Repeated wetting and drying ages asphalt and single-ply membranes faster, and dirt that settles in the pond feeds algae.
- Leaks. Any pinhole or open lap under a pond leaks continuously instead of only during rain.
- Warranties. FRSA notes that many manufacturer warranties exclude membrane failures caused by poor drainage.
What causes ponding on a flat roof?
| Where the water sits | Likely cause | Typical fix |
|---|---|---|
| Around a drain | Drain set higher than the surrounding roof, or clogged strainer | Clean; lower or reset the drain; build a sump |
| Middle of a span | Deck deflection or sag; undersized framing | Structural evaluation, then deck repair or added slope |
| Around AC units or equipment | Crushed insulation or added weight | Replace damaged insulation; equipment pads or curbs |
| Along a parapet wall | No outlet on that side | Add a scupper or drain; cricket to divert water |
| Behind a curb, skylight or chimney | Water trapped on the uphill side | Cricket (saddle) to split the flow |
| Random birdbaths | Uneven substrate or layered recovers | Spot build-up, or tapered insulation at the next reroof |
What can a homeowner safely do?
Clearing drainage is the part you can usually handle yourself, and it fixes more ponding than you might expect. Follow the steps above, and keep these limits in mind:
- Use a ladder correctly. OSHA’s ladder rule calls for the rails to extend at least 3 feet above the roof edge and for the base to sit about one foot out for every four feet of height.
- Stay off soft, spongy or sagging areas. That is wet insulation or a damaged deck, and it is a roofer’s job.
- Don’t poke holes to let water out. A hole in the field of a membrane is a new leak, and it can void the warranty.
- Don’t squeegee water toward a wall that has no outlet. You’ll just move the pond.
What fixes do roofers use, and what do they cost?
| Fix | What it does | Typical cost |
|---|---|---|
| Clear clogged drains or scuppers | Restores the outlets you already have | Often within a $150–$350 service call |
| Spot build-up of a low area | Fills a birdbath so it sheds water, then re-membranes the spot | $500–$2,500 |
| Tapered insulation | Factory-sloped boards that create fall toward drains | $2–$5 per sq ft of treated area, added to the reroof price |
| Cricket or saddle | Diverts water around curbs, chimneys or between drains | $700–$1,500 each as a standalone saddle |
| Add a scupper | New through-wall opening at the roof edge or parapet | $200–$500 per opening; $450–$900 with conductor head and downspout |
| Add or relocate an interior drain | New outlet in the middle of the roof | $600–$2,500 per drain, plus plumbing if a new pipe run is needed |
| Deck repair | Fixes the sag that causes the pond | $2–$5 per sq ft of deck, plus roofing over it |
Prices are compiled from national cost guides and contractor rate pages (HomeGuide, Fixr, Forbes Home, Angi, Roof Medic, The Roofing Brief and others), reviewed October 2026. South Florida jobs often price higher. Details are in our flat roof repair cost and replacement cost guides.
Why is the next reroof the best time to fix drainage?
Because the expensive part of a slope fix is getting down to the deck. When the old roof is coming off anyway, tapered insulation and crickets cost only the material and labor to install them. As a retrofit, they mean tearing off good roofing.
A few things to know before you sign:
- Ask for a tapered layout. FRSA’s technical guidance stresses that a tapered design needs a detailed roof plan showing drains, equipment and penetrations. Poorly designed taper can create new ponds.
- Code allows less than 1/4 inch per foot on a reroof, conditionally. New low-slope roofs generally need 1/4 inch of fall per foot. The Florida Existing Building Code lets a reroof skip that minimum if the finished roof still provides positive drainage. Many designs therefore use 1/8-inch taper with steeper crickets.
- Thicker insulation changes your edges. Raising the roof surface can shorten the flashing height at walls, doors and parapets and change the edge metal. Ask how the proposal handles it.
- Drains can’t simply be removed. In the High-Velocity Hurricane Zone (Miami-Dade and Broward), the Florida Building Code doesn’t allow a reroof to reduce the number or size of required drains and scuppers unless a registered design professional designs a new drainage system. Elsewhere, ask your building department before any outlet is closed.
- Overflow matters. Where parapets would trap water if the main drains clog, codes call for secondary (overflow) drains or scuppers. Ask your roofer and building department whether your reroof triggers them.
What about coatings over ponding areas?
Coatings are useful but limited here. Silicone is generally the chemistry chosen for roofs with some ponding, because water-based acrylics can soften under standing water. Our silicone vs acrylic guide covers the trade-offs. Either way, a coating adds no slope and removes no weight. If the pond is caused by a sagging deck, coating over it hides a structural problem.
When should you call someone today?
Call a roofer right away if water is getting inside, if a pond keeps growing, or if you see new ceiling cracks or a bulging ceiling under a ponding area. If the roof looks sagged, keep people out of the rooms below and ask for a structural engineer as well. For routine ponding, an inspection is the right first step. See flat roof inspection cost for what that runs, and how to hire a flat roofer to choose one.

Fixing Ponding Water on a Low-Slope Roof
A roofing contractor explains how ponding water is fixed on a commercial low-slope roof. Our notes on this video
Frequently asked questions
Is some standing water on a flat roof normal?
For a short time, yes. Florida's building code defines positive drainage as a roof that drains within 48 hours of rain, and roofing industry guidance uses the same 48-hour line for ponding. Water that sits longer speeds up wear, grows algae and adds weight.
Will a silicone coating fix ponding?
It can protect the membrane under ponds, because silicone tolerates standing water better than acrylic, but it does not remove the water or its weight. Treat it as protection while you fix the drainage, not as the fix.
Does ponding void my roof warranty?
It can. Many manufacturer warranties exclude damage caused by inadequate drainage or ponding, and some define how much ponding is allowed. Read the drainage clause in your warranty before you assume a leak under a pond is covered.
Can I fix ponding myself?
You can clear drains and monitor the roof. Building up low spots, cutting in drains or adding tapered insulation is roofing work. In Florida that means a licensed roofing contractor, unless you qualify and pull the permit as an owner-builder.
When is ponding an emergency?
When water is deep, spreading, sitting in the middle of a span that looks sagged, or the ceiling below is cracking or bowing. Each inch of water adds about 5.2 lb per sq ft. Get people out of the rooms below and call a roofer and a structural engineer.
